Green or empty pools and spas will not be inspected. We cannot run the system, or see the plaster, unless the pool is filled and clean.

Please make sure that the Utilities are ON, before we get there.

We would like to have the main water valve, and the main electrical breaker, "ON", BEFORE WE ARRIVE! We will not turn on valves or test systems that have been labeled "winterized" or "do not use".

We don't know what was removed, left on, or vandalized.
Too many empty homes have been damaged by water from valves left open, appliances removed, or electrical wires that are bare and exposed.

Due to rising gas prices, and time for distance traveled, we may add a mileage charge for some Inspections. We will continue to keep our prices low, and only add a reasonable charge when necessary.  

Pre-Purchase; Pre-Listing Inspections; 1 Year Warranty and New Home Pre-Final Walk Through Inspections; Investment Preview Inspections. We can also arrange a Certified Termite Inspection at the same time as the home inspection (in most cases) for around $45.00. ( We use Action Termite Control, and they set their prices.)

We accept Cash (preferred), PayPal (Credit Cards and Debit through Paypal, no E-checks please),  and Local Personal or Business Checks  from Repeat Clients ( no money orders, travelers or certified checks). All payment must be made in full, before any Inspection Information, either written or verbal, is released. We are members of the Phoenix Association of Realtors and have a Supra Lockbox Key. And we don't charge more for age!
